What turns up in the first year of a new house

A house can pass its closing inspection and still develop problems in its first twelve months. A warranty inspection from Alert Home Inspections is meant to find those unforeseen problems while the builder still owes you an answer. It looks at the same structure and systems as any TREC inspection, with a close eye on what changes after you move in.

That means foundations and walls, ceilings and floors, doors and windows that no longer close the way they did, roof coverings and attic structure, and plumbing supply and fixtures. A hairline crack above a door frame is the kind of item that costs the builder little to address now and costs you plenty once the warranty has ended.

Timing it before the builder's one-year warranty runs out

The inspection has to happen early enough that you have time to send a report, and the builder has time to respond, before your warranty date. Check your warranty paperwork for that date first, then call (817) 999-4162 and work backward. The office is open Monday through Friday from 8:00 AM to 7:30 PM and Saturday from 9:00 AM to 7:30 PM.

Every Alert inspection is conducted to the Texas Real Estate Commission Standards of Practice, and a warranty inspection is no exception. Randall holds TREC Professional Inspector #8726-PI and has served Parker County since 2004. The walk takes three to four hours, which is long enough to open the attic hatch, run the fixtures and look at the panel on a house you thought was finished.

Sending the builder a report they can act on

The completed report arrives within 24 hours, with digital photographs and a Summary Section listing defective and marginal items. That is the document you hand your builder. One Google reviewer described a report like this: the report was detailed with pictures and even quoted the codes so the builder would know why some issues needed to be corrected.

Send it well before the warranty deadline, with the photographs attached, and ask for each item in writing so there is a record of what the builder agreed to address. Keep your own copy of the report and the date you sent it. Your builder is entitled to a clear list, and a clear list is what the Summary Section is written to be.
