Buyer's home inspections in Weatherford and Parker County

A TREC-standard inspection by Randall Wooten or Darren Lee, three to four hours on site, with your report and its Summary Section within 24 hours.

What a TREC inspection covers, from the foundation to the attic

Every home inspection in Texas has to follow the Standards of Practice written by the Texas Real Estate Commission, and Alert Home Inspections works to them on every Weatherford and Parker County house. Randall Wooten, TREC Professional Inspector #8726-PI and a Certified Master Inspector, started the company in 2004. The report reads in the same order the standards do, so you, your agent and the seller all find an item in the same place.

Structural systems come first: foundations, grading and drainage, roof coverings, roof structures and attics, walls, ceilings and floors, doors, windows, stairways, fireplaces and chimneys, and porches, balconies, decks and carports. Electrical covers the service entrance and panels, branch circuits, connected devices and fixtures. Heating, ventilation and air conditioning covers heating and cooling equipment and the duct systems, chases and vents.

Plumbing covers supply and distribution, drains, wastes and vents, water heating equipment, hydro-massage therapy equipment and the gas distribution system. Appliances include dishwashers, food waste disposers, range hoods, ranges, cooktops and ovens, microwaves, mechanical exhaust vents and bathroom heaters, garage door operators and dryer exhaust systems. Landscape irrigation (sprinkler) systems sit under optional systems.

How Randall or Darren walks a house, structure to appliances

A typical inspection takes three to four hours. The inspector is either Randall or Darren Lee, TREC #26297-PI, who was born in North Texas, has lived here for over 35 years and is raising three children in Parker County. Darren has spent most of his life working in construction, financial markets and industrial sales.

Digital photographs taken during the walk go into the report, and each section is categorized with a detailed summary, which makes a repair item easy to find again when you need it. One Google reviewer wrote that Darren took his time, listened to their concerns and checked out everything in the home, inside and outside. That is the pace the three to four hours is meant to allow.

After the walk: the Summary Section, the 24-hour report and the Pre-Closing checklist

When the inspection ends, your inspector presents the findings and answers every question you have on site. The completed report follows within 24 hours. Its Summary Section lists the defective and marginal items for repair or replacement, so your agent can take that list to the negotiation without rereading every section of the house.

The report also carries a Pre-Closing Home Inspection checklist, which you use to confirm the repairs were made before you close.
