What a commercial inspection assesses, from the roof down to previous repairs
A commercial inspection at Alert starts with the building as a whole. The inspector looks at the roof, the exterior construction, the site, the attics, the interior finishes, the plumbing, the electrical system, the HVAC systems and the foundations, and then asks a question worth asking early: what previous problems and repairs does this property have?
Alert is owned by Randall Wooten, TREC Professional Inspector #8726-PI and Certified Master Inspector, a retired fire captain who taught building construction and inspection practices at Tarrant County College. The company has many years of commercial building experience, and the goal is to give you what you need to make the right commercial real estate decision in Weatherford and Parker County.
The standard: ASTM E2018-08, the baseline property condition assessment
Every commercial inspection is performed in general conformance with the scope and limitations set out in ASTM E2018-08, the Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process. That standard defines what a baseline assessment includes and what it does not, so you know where the report ends before you read it.
Alert performs its inspections with methods and procedures consistent with good commercial or customary practices, designed to conform to acceptable industry standards. Residential inspections follow a different rulebook, the Texas Real Estate Commission Standards of Practice, and the two are kept apart. Call (817) 999-4162 and say which one your property needs.
Property types Alert inspects: offices, retail, industrial, hotels, apartments and more
Alert inspects office units and buildings, shopping centers and strip malls, industrial buildings, rental properties, hotels and motels, apartment complexes, warehouses, and restaurants, bars and more. The list is long because the method is the same: walk the property, record what is there and what has been done to it, and write it up plainly.
If your property type is not named above, ask. A single phone call to Randall or Darren Lee, TREC #26297-PI, at (817) 999-4162 settles whether the job fits, and the appointment form on the contact page takes the property address and lets you choose Commercial as the type of inspection desired. Homes and duplexes are handled separately, on the buyer's inspection page.
